Terms and Conditions

  • A provisional booking date may be made by email or telephone and will be held for 5 days pending receipt of a completed booking form and full deposit or payment as appropriate
  • A Security Deposit (to secure your reservation) of £150 ($250) is required with the completed booking form, the outstanding balance is to be received 8 weeks prior to arrival date (full payment to be received if booking is less than 8 weeks prior to arrival date).
  • Upon payment of the outstanding balance, the client is required to pay a refundable Breakage Deposit of £150 ($250). The deposit is then refunded to the client no later than thirty days after vacating the property and returning the keys and subject to no breakages, excess cleaning or damaged caused
  • We reserve the right to cancel the booking if the outstanding balance is not paid by the due date, which is 8 weeks prior to departure, if you cancel the booking, this must be done in writing by registered post, or email by the party leader. Cancellation will become effective from the date it is received in writing. All cancellations are subject to a charge made payable by you. This is expressed below as a percentage of total price

  • We cannot accept/be responsible nor are liable in respect of loss, damage or charges caused by force majeure (e.g. strikes, floods. airport closure or adverse weather conditions)
  • The owners reserve the right to refuse acceptance of any booking at any time at their discretion
  • There is a shared heated swimming pool, and a lake within the community, the owners and owner's agents do not accept liability for injury, howsoever caused as a result of the use of the pool. Guests are specifically requested not allow unsupervised children to use the pool, which is around 6ft at its deepest point
  • The owners do not accept liability for the loss of main services, such as electricity or water supplies, nor for the consequences of the actions or omissions of persons who may control supply of main services.
  • Clients may gain access to the property after 4 p.m on the day of arrival and must vacate the property by 10 a.m on the day of departure unless agreed otherwise.  You will be charged a late check-out fee of £65 if the property is not vacated for our management company to inspect and clean the villa
  • Only the persons named on the booking form are allowed to stay on the premises
  • The villa is licensed and conforms to Florida State and county rental codes regarding fire and security procedures
  • Any problems that arise should be reported immediately to our management company which is Florida Choice
  • The villa is only available for family bookings
  • Guests are required to have appropriate travel/holiday insurance in force for the period of their trip and details must be forwarded no later than 4 weeks prior to departure
  • All information was correct at the time of printing. However, of the components of the facility and it is possible that an advertised facility may be withdrawn or changed due to circumstances beyond their control and for which the owners accept no liability
  • No pets or animals are allowed in the property
